The design concept
We purchased this four-bedroom ranch with the intention of reorganizing the first floor and adding a second floor that would accommodate a primary bedroom, primary closet and a primary bathroom, two bedrooms that share a Jack and Jill bathroom and a laundry room. The first floor was too close to the side setback which generated some challenges having to recess the second floor on both sides.
The idea was to create a central intake of light through the new corridor on the second floor and the linear stairs that bring light all the way to the basement, with this idea in mind I resorted to a transparent enclosure for the stairs on the kitchen side to allow for the light to fill the space and to create interest and a fluid connection between all the spaces surrounding the kitchen. The kitchen once separated and considered a service space in a home is not at the front and center of our daily lives as a family.

A NEW HOME IN ORADELL ASPIRES TO HIGH CEILINGS AND A FLOOD OF NATURAL LIGHT.
This home design was the start for a slew of new projects.
The clean contemporary approach created an inviting and relaxed experience that was driven by the idea that a better relationship with the exterior and a maximum exposure to natural light would make for a better living.
We created a double height entrance and a second floor that has 3 different levels, with that we accomplished the goal providing the first floor with 9 foot ceilings at the kitchen 11 foot ceilings at the family room and office, 12 foot ceilings at the dinning room and 18 foot ceilings at the foyer.

We acquired this property to renovate it to its original glory. Located in the Blauvelt section of Oradell this home needed a full gut renovation. We took the opportunity to create an open floor plan concept and include the latest trends in interior design.

We acquired this property with the idea that keeping the character of this home was essential to this project.
A lot of hard work went into the design process to make the second floor an integrated new portion of this home. Respect for the neighboring homes that were built with the same footprint and aesthetic was the leading concept on the decision making.

NEW YORK JETS FANCAVE
Professor Kenia Lama, and students Marta Deptula and Ashley Berdan. The team, worked closely with Jets defensive linemen Steven McLendon and Mike Pennel to create themes that incorporated Jets history and served as a tribute to the game. From the design through execution, the group collaborated to give season ticket holder, Brian DiVito the fan cave of his dreams.
“We took a basement that was originally used as storage and created a vibrant space where Brian could relax, entertain, and experience the game from the comfort of his couch or dining nook,” said design team member and student, Ashley Berdan.
Interior Design degree programs at Berkeley College are CIDA-accredited and focus on the creative and technical aspects of this exciting industry. The Bachelor of Fine Arts (B.F.A.) and Associate’s degree programs prepare students to pursue careers in creative positions, such as residential or commercial interior designers, exhibit designers, designers in architectural firms, and more. Professor Lama, who led the team, shared how the redesign incorporated curriculum from the program.
“At our studios, the students worked with AutoCAD, a program that allows them to create layouts and construction documents. They also worked with SketchUp to create a 3D model that presented the client with realistic renderings for him to get an accurate idea of how the project was going to look,” said Professor Lama. “There was a lot of free rein in terms of creativity and the client was excited that the room design met his needs and exceeded expectations.”

We created a spa feel good bathroom with Carrara marble tiles in the shower walls and a matching Carrara floor The simple shinny cabinets balance the clean standing tub.We used wood tile to create a contrasting backdrop.
Warm design for a home in Bergen County
The young couple wanted a clean contemporary and airy look and feel for their new home. We accomplished that by changing the ceiling heights in the family room to 11 feet and adding transom windows that bring light deeper into the rooms.
We give special attention to the right orientation for each room, since light is really important for a healthy living.
“I met Kenia after the plans had already been drawn up for my new home. I knocked on her door to ask her a question about her windows and she graciously invited me in, gave me a tour, and introduced me to her family. After seeing her home and talking to her for an hour I knew that drastic changes to the original plan were necessary. She agreed to take on the challenge. My husband needed some convincing because he had already paid for the original plans but I told him that Kenia would make the house spectacular - and she did! Working with Kenia was the single best decision I made for my home. She completely reinvented the space to make it both gorgeous and completely livable for my family. She listened to all of my wants and needs and made a design that was better than anything I could have imagined. LONG BEACH ISLAND SUMMER HOME.
This was a fun project my clients wanted a clean simple and relaxed home.
The home is located in a corner lot so we had the opportunity to create an "L" shape floor plan layout giving an urban response to both streets and creating a courtyard where we included a swimming pool, with this layout we maximized views to the ocean and to the bay on the upper floor where all the common activities take place.
The access to the home is located on the quiet street with a double height entrance that is paneled with "ship lap" white beach style boards, the stairs lead to the first level that accommodates 3 bedrooms a bathroom and a kids family room to the left , and side of the a junior suite and a laundry room to the right. Very functional layout for visitors and family members.
On the second floor the "L" shape floor plan works really well naturally dividing the public and private activities. The side of the home that faces the beach is a continuous roof that houses the kitchen and the living room, on the other side of the stairs there is the master bedroom and master bathroom.

Seamless addition of two new bedrooms a bathroom and a dreamy kitchen
I proposed to create an 11 foot ceilings space for the kitchen taking advantage of the possibility of going 2 extra steps on the second floor. it works really well because the kitchen is intimately connected with the existing family room that has a high ceiling structure and as a result that section of the home is visually balanced, adding extra windows, transoms we are able to bring more light deep into the home.
This new addition feels like it was always there and created a great open floor plan.

She took our thoughts and made them better, and designed away potential problem spots. Many times there were parts of the project that my husband and I thought were good enough, but Kenia doesn’t seem to do good enough. She worked every interior and exterior angle until they were truly amazing, repeatedly coming up with ideas that no one else involved had imagined. My clients wanted to renovate this outdated residence to reflect their glamorous lifestyle.
We replaced the wood stair staircase with a white marble andwrought iron railing as well as the entrance door to match the railing, we incorporated the crystal chandelier to add a glamorous atmosphere.

411 Monroe was developed as a joint venture between NY Urban and Monaghan Inc.; NY Urban is a multi-dimension real estate company established in 1936 that provides debt and equity in the tri-state area to property owners and developers. NY Urban has recently become an active developer and is involved in eight other projects in the Hoboken and Jersey City markets. Monaghan Inc. is a New Jersey licensed General Contractor, specializing in small and medium scale residential and commercial construction, which was founded in 1998 by Padraic Monaghan. Since its inception, Monaghan has developed dozens of buildings in Hoboken and Jersey City and remains very active. The architect, based in Hoboken, is Minervini Vandermark one of the preeminent architects in Hoboken, and the interior designer for the project was Kenia Lama Design LLC.
